Short answer: Flex is a rent-splitting app. You pay part of rent on due day. Flex pays your landlord the full amount. You repay Flex later in the month, plus fees. On $1,200 rent, current Flex website math can run up to about $30 if you borrow half. Your live quote in the app is the real price.
Who it helps: Renters who can cover the first payment, want the landlord paid on time, and can live with a fee in the $25 to $40 range. Flex also reports on-time rent to TransUnion at no extra cost if you leave that setting on.

What is Flex?
Flex (Flexible Finance, Inc.) lets eligible renters split monthly rent into two payments. Flex says it has served 3 million-plus renters and paid $39 billion-plus in rent. The App Store listing shows 4.8 stars from about 470,000 ratings. Flex’s own site lists a 4.8 App Store rating with 520,000-plus reviews as of July 2026.
You do not need your building to be a Flex partner. For many portals, Flex gives you a virtual debit card or virtual bank account so you can pay rent the same way you already do. Direct landlords may need a short setup step.
Flex can also split some other bills, such as car insurance, utilities, and phone, if you qualify for those products.
How Flex rent splitting works
Two payments, one full rent check to the landlord
Payment 1, on rent day
You pay the first chunk plus the membership and processing fees. Flex then sends the full rent to your property.
Payment 2, later in the month
You pick a date that fits payday. That second amount is what you borrowed, plus the split fee. Flex sets it from your credit line. It is not always half of rent.
Flex sizes the second payment off the credit line it approves. If the line is smaller than you expected, your first payment is larger. Always read the schedule in the app before you tap.

Worked example: $1,200 rent, 50% borrowed
Membership $5.99 + processing 0.5% ($6.00) + split fee up to 3% of $600 ($18.00) = up to $29.99.
A credit card adds 2.5% on each card payment. Debit or bank is usually cheaper.
Flex’s why-flex page shows about $31 as a typical monthly cost on $1,500 rent. That is below the 3% cap, which means many people pay less than the maximum split fee. Treat the in-app quote as the number that matters.
The Apple listing matches this structure: $5.99 membership, 0.5% processing, up to 3% split fee, 2.5% on cards. The split fee cannot be cut by paying early. Is Flex a loan? Does it check credit?
Yes, Flex is credit. You are borrowing the second payment. The App Store says loans and lines of credit are offered by Lead Bank or Column N.A., Members FDIC. An application and credit assessment are required.
Flex’s site says it looks at your financial information to set the credit line, and you see payment amounts before you move forward. Flex does not publish, in the pages we used, whether that assessment is a soft pull or a hard pull. Split Pay’s current listings say there is no credit check and that approval is based on cash flow.
Does Flex help your credit?
Flex says it reports on-time rent to TransUnion at no extra cost, and that you can turn reporting off. On why-flex, Flex says it only reports positive activity.
The Apple disclosure is a bit wider: positive rent history and information about your loan may go to one or more national credit bureaus, and your Flex payment history may affect access to more Flex services. Read both. Do not assume every bureau will show the same thing.
Is Flex worth it?
Yes if the fee is cheaper than a late fee or a bounced rent payment, and you can make payment 1 on time. Flex’s why-flex table uses about $85 as a typical late-rent fee versus about $31 for Flex on $1,500 rent. Your building’s late fee may be higher or lower. Check the lease.
No if you can already pay rent on time and you would only be buying convenience. $25 to $40 a month is extra rent for the same apartment.
Also no if you planned to put the second payment on a credit card and carry a balance. The 2.5% surcharge plus card interest can wipe out the benefit.
